Rental Criteria

TENANT SELECTION CRITERIA 


The following is the Tenant Selection Criteria of Country View Properties (Landlord). It may be revised, modified, or updated from time to time by Landlord at Landlord’s sole discretion. 


Applicants may be subject to more restrictive qualification criteria as established by the municipality.


These criteria do not constitute a guarantee by Landlord that residents in our homes meet Landlord’s qualification criteria. Residents may have occupied a home before these criteria went into effect and Landlord’s ability to verify an Applicant’s information is limited to the information provided by Applicants and screening services used. 


Applications 

  • An application must be completed for each occupant 18 years of age or older, unless deemed an adult under applicable law. 

  • A non-refundable application fee, if applicable, must be paid by each Applicant before an application will be processed. 

  • All Applicants are required to present a valid government-issued identification. Except as otherwise prohibited by applicable law, non-U.S. citizen Applicants may be required to present additional documentation evidencing Applicant’s right to live in the United States through the end of the lease term. 

  • An application does not constitute a lease agreement or offer to lease. No lease shall exist unless, and until, Landlord and Applicant execute a lease agreement and Applicant pays all required funds. 

  • Falsification of any information on an application may result in Applicant’s automatic denial. Landlord may retain all deposits and fees paid.

Home details on Landlord’s website are offered for illustrative purposes only. Actual home details may vary. Applicant should verify all information before lease execution. 

RESIDENT QUALIFICATION CRITERIA


Occupancy Guidelines:

  • Occupancy standards are generally defined as no more than two (2) persons per bedroom but may vary by floor plan.

  • For occupancy purposes, a person is defined as anyone age two (2) years or older.

  • At lease expiration, it will then be required that all persons age two (2) or over must abide by the property’s occupancy standards outlined above. 


Age:

  • Applicants must be 18 years of age or older, unless deemed an adult under applicable law.

  • All persons occupying the property need to be identified in the application; this includes
    all minors under the age of 18.


Income:

  • Gross monthly income must meet or exceed three (3) times the market rent.

  • Gross monthly income will be combined from all applicants for income eligibility.

  • Applicants will be asked to produce recent, consecutive pay-stubs and/or two months checking/savings statement for verification. Income sources may include grants, scholarships, child support, pensions, GI benefits, disability, trust funds, social security, and savings accounts.

  • Commissions or tips will require approved written verification on company letterhead.

  • Unemployment payments are not considered an approved source of income. 


Employment:

  • Must be currently employed for minimum of 12 consecutive months and/or provide additional sources of verifiable income that meet income requirements.

  • If all other criteria is met, employment less than one (1) year may result in an additional deposit or require a guarantor.

  • Applicants are also required to provide at least one (1) to three (3) months of verifiable income.

  • Applicants who are self employed must provide a copy of the previous year’s filed tax return or copies of their bank statements for the past twelve (12) months.

  • Applicants with no current employment, employment history, or other sufficient verifiable income will be required to obtain a guarantor. 


Rental History:

  • Present and previous residence must include at least six (6) months of verifiable rental history in good standing within the last twenty-four (24) months.

  • Applicants may be denied for frequent late payments history, evictions, outstanding debt to landlord, or other issues of non-compliance with the lease.

  • Applicants with no previous rental history may be required to pay an additional deposit or need a guarantor. 


Criminal History:

  • A criminal background check will be completed for each Applicant.

  • In evaluating an Applicant’s criminal history, Landlord will conduct an assessment of the risk to persons or property posed by an Applicant that may consider: (1) the type of crime; (2) the severity of the crime; (3) the facts or circumstances surrounding the crime; (4) the length of time that has passed since the crime; (5) the age of the Applicant at the time of the crime; and (6) evidence of rehabilitation efforts.

  • Convictions for the manufacture or distribution of a controlled substance will result in an automatic denial of the application. 

  • Criminal history of a sexual crime or crime against another person is an automatic denial.

  • Felony convictions will be considered on a case-by-case basis if they are 10 years or older with no other criminal activity.

  • Misdemeanors involving injury to persons or sexual offenses are an automatic denial.


Credit History:

  • A credit report will be pulled for any applicant 18 years or older.

  • Credit history will be reviewed and must show satisfactory information.

  • Applicants with unsatisfactory or no reported credit history may be required to pay an additional deposit or need a guarantor.

  • Proof of a zero balance from the creditor is required for housing debts and may result in an additional deposit.

  • Foreclosures within 3 years and bankruptcies within 7 years will not be approved.

  • Foreclosures and bankruptcies beyond these time frames maybe approved but an additional deposit may be required.

  • No items in collections, repossessions, charges offs, or delinquencies within the past 3 years. 


Guarantor:

  • A Guarantor must submit an application and pay a non-refundable application fee.

  • Landlord allows only one Guarantor per household. 

  • A Guarantor is subject to the same qualification requirements as an Applicant but must have an income of five (5.0) times the monthly rent.

  • A guarantor is required to sign and be held financially responsible to the terms outlined in the lease. 


Vehicles:

  • No more than two (2) vehicles are permitted.

  • Vehicles must be operational and have current registrations.

  • Boats and trailers are not allowed without Landlord’s prior written approval. 


Renter’s Insurance:

  • Residents are required to carry a minimum of $100,000 Property Loss and Personal Liability Insurance coverage (such as fire, flood, water damage, theft, and general liability).

  • In addition, we require that you identify Country View Properties as a “Party of Interest” or “Interested Party” or “Additional Insured” (or similar language as may be available) on the renter’s liability insurance policy.

  • Proof of this coverage is required at lease renewal and/or time of possession.

  • Waterbeds are not allowed.


Approval & Payments:

  • Any applicant who has been approved for a Country View Properties rental will have 24 hours from the approval notification to sign the lease, pay the security deposit and pro-rated rent.

  • If Applicant is approved, a $500 non-refundable holding fee will be required to reserve the property. The holding fee will be applied to your move in funds (excluding security deposit) at the time of move in. Property is not considered reserved until holding fee is received. If applicant reserves a property and does not move in within 14 days from application approval, the reservation fee is forfeited, and the property will be made available to other interested parties.

Pet Policy:

  • Non-refundable pet fee due at time of deposit (per pet): $300.00

  • Monthly pet rent: $15.00 a month fee (per pet).

  • Only small to medium sized (over 50lbs requires approval), 2 pet limit, non-violent, common domesticated household pets will be allowed.

  • Any large or aggressive animal will not be approved, at the Landlord’s sole discretion.

  • Prohibited dog breed list: Rottweilers, Staffordshire Terriers, Pit Bull Terriers, American Bulldog, Bullmastiff, Akitas, Shar Pei, Dalmatian, Presa Canarios, Dobermans, German Shepherds, Chows, Huskies, Great Danes, Alaskan Malamutes, St. Bernard, Mastiffs, Wolf hybrids and mixed breeds of any of the above or any other breeds expressly prohibited by owner’s home insurance policy will not be approved. Exceptions to the prohibited breed list may be granted for qualified service animals, licensed breed, trained military/K9 working dogs, or for those with an insurance policy with specific coverage for pet damage and for the specific breed.

  • All dogs must be at least 1 year of age.

  • Livestock or poisonous, or exotic animals are not permitted regardless of whether the animal is a pet or an assistive animal.

  • Aquariums may be permitted, subject to a 20-gallon maximum. 


Application Does Not Create a Lease 

This application, even if accepted, shall under no circumstances be considered a lease agreement between Applicant and Landlord, or an offer to lease. No lease shall exist between Applicant and Landlord unless and until the parties enter into a formal Lease Agreement and Applicant pays all required fees, security deposits, and rent. 


By submitting my application to Country View Properties, I have read and understand this Rental Qualifying Criteria as provided by Country View Properties. I understand that if my application is not approved for any reason, I am NOT entitled to a refund of my application or administrative fees paid to process my application. I understand that any falsification or non-disclosure on the rental application will result in loss of all monies paid as liquidated damages in accordance with the Texas Property Code and the Texas Association of Realtors.
